What is it about?

After 36 months, the sale will proceed as long as the sale price is at least 4% higher than the starting price. With them, the return of the initial capital to all investors plus the capital gain achieved.

Nature of the instrument to be issued

The financial instrument with which we articulate the transaction consists of Tokenization of a participatory loan of a duration of 36 months, with a total return of 32.42%. Tokens will be issued, with a value per token of 100€. Each token represents the possession of a share of the loan and will earn the corresponding proportional dividends.

One will be distributed monthly rent from the rent, and a 36-month dividend from the capital gain from the sale. In addition to the repayment of the principal of the loan after 36 months.

The dividend to be distributed to the token holders will be the one calculated after the following operation:

Monthly dividend 1 token = (Rent collected - Monthly operating expenses)/560 (number of tokens)

Being 10.38% according to the estimated annual stay of 85% occupancy.

The sales capital gain dividend will be calculated as follows:

Investor capital gain = 60% of the amount of sales capital gain - Municipal capital gain tax
